What is the cost in the Foley area?
I don't know about Foley, but it almost doubles between Spanish Fort and Orange Beach. I am told the break points in rates are at the canal and at US98.

Call around and get lots of quotes. A few years back, some companies would not issue new policies south of I-10, but its gotten better. We use State Farm, its in the mortgage, dont know for sure what we pay???
I know our landlord policy on our rental property in Loxley is around $1200/year, which does not include contents.
Closer you are to the coast, the more you pay. The companies use roads as the boundaries.
I'd stay away from flood zones, make sure you are in an X zone. And then if its low-lying/flat, consider getting a flood policy anyway.
Foley area with a "gold standard" home is in the $800 range for me with State Farm, you will pay more for a non fortified house in LA. (lower Alabama).
It is a home built fortified to certain hurricane specs. It has to do with how the home is bolted down to the foundation and straps on the roof etc. Most new construction is gold fortified. If the home is a little older, 2014 or older it is probably not gold. There are silver and bronze levels that still offer an insurance discount just not s much as gold. Bronze is fairly easy to get when you replace your roof. So if you are looking at a home that just had a new roof but is an older home it still may have gotten a Bronze certificate. Any home you are looking to purchase it would be made known to you if its fortified. It is a strong selling point against homes that are not fortified.
