Not exactly, the rebuilt lodge is on the location of the old lodge that was destroyed durng Ivan, so this was a brown-field site, not pristine dunes.
And the new design reduced the building footprint by 2/3 while increasing the number of rooms and meeting space.
The remaining unused acreage from the old hotel was restored to dunes long before construction began on the new lodge.
And the state jumped through way more hoops than a person wanting to build a single family dwelling on a beach front property.
But then we've beat this issue to death in the past........

Its worth asking, tricky part is finding someone to maintain the walk-in and remove the waste.
That would require a vendor. Not undo-able but not an easy process for a state agency to jump through.

Thanks Carl, I didn't know that... I still hate to see any land developed when there's so many older structures that could be used(at least in my area) When a part of town gets old or undesirables move in, the town just moves further and futher and leaves the old structures.. I hate seeing structures like condo's along the beach(I know there's money and stuff in it, but dang...

Working in City Government, the biggest issue we have is that fact is it's generally speaking a ton more expensive and laborious to renovate older buildings than just building a new one that you aren't having to shoehorn a new use into. That being said I love when it is done. In my area we have a mile or so long street of Victorian mansions that have been re-purposed into all sorts of shops and restaurants.

With the new lodge it might actually make a lot of sense to get a state of the art cleaning facility put up as opposed to having people try to process them in their rooms haha!

You may have just hit on the best selling point!!!

The old lodged was patched up until it was just about to be condemned, then Ivan came along and finished it off.
New lodge is higher, built stronger and better and will be much more energy efficient, not sure if we got LEAD certification, but efficiency was a top priority.
