Not exactly, the rebuilt lodge is on the location of the old lodge that was destroyed durng Ivan, so this was a brown-field site, not pristine dunes.
And the new design reduced the building footprint by 2/3 while increasing the number of rooms and meeting space.
The remaining unused acreage from the old hotel was restored to dunes long before construction began on the new lodge.
And the state jumped through way more hoops than a person wanting to build a single family dwelling on a beach front property.
But then we've beat this issue to death in the past........
